The thesis analyses the price of land at various stages of land development in the Jugovzhodna Slovenija statistical region. Statistical analysis was carried out within the entire Jugovzhodna Slovenija statistical region concerning both advertised and selling prices of building and agricultural land. The results are presented in the form of tables and charts. Detailed analyses were also carried out at the level of local communities in the region. It was discovered that the land at various land development stages has higher advertising prices than selling prices. Due to lack of data on building land prices, the market value of building land was assessed based on development methods. The cost of public attitude fee and the cost of obtained building permit were taken into account. Advertised prices for land are higher than selling prices at all stages of development in the Jugovzhodna Slovenija statistical region, the ascertainment states. An adequate comparison between prices per area unit at various stages of development could not have been carried out because the number of data at individual stages of development had not been comparable. Additionally, land samples were not comparable in location or physical characteristics at individual stages of development. Therefore, in the present case, the assessment based on development methods best represents the average value by which the land at individual stage of development could be offered for sale.
