The purpose of this research study is to analyze the relationship between price to annual rent ratio of dwellings in the Municipality of Ljubljana for the period 1.1.2018 to 31.12.2018, based on publicly available data from the Real Estate Market Register. Probably due to lower quality of monthly rents from the Real Estate Market Register, we completed and compared the data with the advertised monthly rents acquired from the www.nepremicnine.net web portal . Since we assumed that the stated ratio for comparable dwellings is changing with location, we divided the Municipality of Ljubljana into 5 areas representing branches of the Ljubljana Administrative Unit: Vič-Rudnik, Center, Moste-Polje, Bežigrad and Šiška.
The analysis revealed that the relationship between price to annual rent ratio for comparable dwellings does not change significantly with location, and that the ratio between the average annual advertised rent and the average selling price was on average 50 percent higher than the ratio between the average annual rent and the average selling price, which tells us how incomplete or poor is the data from the Real Estate Market Register . We assumed that rents from the Real Estate Market Register are mainly lower for tax purposes.
