The thesis deals with the analysis of advertised prices and selling prices of residential houses and
generalized market values of residential houses in the municipalities of Škofljica, Velike Lašče and
Ribnica. The difference between selling prices and advertised prices of residentiall houses was
analyzed; we found out, that in all three regions the advertised prices are higher than selling prices.
Location has the greatest impact on the prices of residential house; by moving away from Ljubljana
prices of residential houses are falling. The price of residential house in the municipality of Ribnica is
almost 50 % lower than the price of residential house in the municipality of Skofl the analysis of the
advertised prices and selling prices of residential houses were carried out, aswell as the analysis of the
market value of residential houses for each municipality and their comparison. Selling prices of
residential houses are generally higher than their generalized market value which is used for tax
purposes. This assumption has not been confirmed in our case, which can be attributed to incorrect
information regarding residential buildings or incorrectly determined real estate value zones.
