Abstract
V diplomski nalogi predstavljam proces investicijskega projekta za večstanovanjski objekt, kjer sem se osredotočil predvsem na stroškovno analizo projekta. Analiza je osnova za prikaz poteka določanja lastne in ponudbene cene objekta. Na osnovi analize primera naloga podaja predloge, s katerimi bi pripomogli k zagotavljanju optimalnega ravnoteţja treh ključnih dejavnikov projekta – kakovosti, stroškov in časa. Na ta način pripomoremo k boljšemu vodenju projekta, s tem pa tudi boljšemu rezultatu in poslovni uspešnosti. Na koncu so predstavljene moţne strategije oblikovanja ponudbene cene za večstanovanjske stavbe, ki rezultirajo v poslovni uspešnosti projekta. Jedro diplomske naloge je zajeto v drugem delu, kjer na konkretnem primeru (gradnja stanovanjske soseske »Grapovčnik« v Logatcu) analiziramo in primerjamo planirane in dejanske stroške. Zaključki izvedene analize kaţejo, da sta za poslovno uspešnost projekta ključnega pomena dobro pripravljena projektna dokumentacija, saj lahko le na ta način kvalitetno pripravimo optimiziran terminski in stroškovni plan projekta, ter ustrezno vodenje in sprotna analiza zastavljenih ciljev.

Title:Contractor cost determination for a multiapartment building : graduation thesis
Abstract:
The thesis presents the process of the investment project for multiapartment buildings, with the emphasis to the cost analysis of the project. This analysis is the basis for defining production cost and selling price of the building. Through analysing a case study, measures leading to optimal balance among three key factors of project – quality, cost and time – will be proposed. These recommendations will ensure better project management, and consequently improved business success. In the concluding part of the thesis, possible strategies of selling price for multiapartment buildings, that result in the business success of a project, are presented. The core of the thesis is captured in the second part where planned and actual costs for construction of multiapartment complex »Grapovčnik« in Logatec are analysed. The results of the analysis show that well prepared project documentation is crucial for the business success of the project, as this is the only way we can predict the construction costs and prepare optimised (project schedule) plan of a project.
