Vpliv cen na povpraševanje po nepremičninah v izbranih državah : diplomsko delo

Abstract
V zadnjem obdobju smo na trgu nepremičnin priča številnim dogodkom, ki vplivajo na cene in povpraševanje po nepremičninah. Med letoma 2021 in 2023 se je svet soočil z različnimi krizami, od pandemije covid-19, energetske krize ter vojne v Ukrajini, kar je vplivalo tudi na trge nepremičnin v posameznih državah, vključno s Slovenijo in Hrvaško. Cilj diplomskega dela je bila analiza gibanj na nepremičninskem trgu v omenjenih državah, s posebnim poudarkom na povezavi med ceno nepremičnin in povpraševanjem. S pomočjo javno dostopnih podatkov Geodetske uprave Republike Slovenije ter Ministrstva za prostorsko urejanje, gradbeništvo in državno premoženje Republike Hrvaške, (Ministarstvo prostornog uređenja, graditeljstva i državne imovine Republike Hrvatske) je za obdobje 2021–2023 izvedena primerjalna analiza cen in obsega transakcij v različnih krajih v obdobju 2021–2023. Analiza vključuje vpogled v lokalne tržne posebnosti, regionalne razlike ter vpliv večjih ekonomskih dejavnikov na vedenje kupcev. Poseben poudarek je bil namenjen ugotavljanju, kako se spremembe cen odražajo na dinamiki povpraševanja, ter ali se trg v posamezni državi odziva z zakasnitvijo ali takojšnjimi spremembami. Namen raziskave je prispevati k boljšemu razumevanju odzivnosti nepremičninskega trga na makroekonomske vplive ter oblikovati izhodišča za nadaljnje študije na področju ekonomske geografije in urbanega razvoja.

Title:The impact of price on real estate demand in selected countires
Abstract:
In recent years, the real estate market has experienced a series of events that have significantly influenced property prices and demand. Between 2021 and 2023, the world faced multiple crises—including the COVID-19 pandemic, an energy crisis, and the war in Ukraine—which also had a notable impact on real estate markets in various countries, including Slovenia and Croatia. The objective of this thesis was to analyze trends in the real estate markets of the aforementioned countries, with a particular focus on the relationship between property prices and demand. Using publicly available data from the Surveying and Mapping Authority of the Republic of Slovenia and the Ministry of Physical Planning, Construction and State Assets of the Republic of Croatia, I conducted a comparative analysis of prices and transaction volumes across different regions for the period from 2021 to 2023. The analysis provides insights into local market characteristics, regional disparities, and the impact of broader economic factors on consumer behavior. Special attention was given to examining how price changes affect demand dynamics, and whether the market in each country responds with a delay or reacts immediately. The aim of this research is to contribute to a better understanding of the responsiveness of the real estate market to macroeconomic influences and to establish a foundation for further studies in the fields of economic geography and urban development.
