The prices for residential real estate in the City of Ljubljana are among the highest in Slovenia, which is why the demand for residential real estate in the municipalities close to the city is increasing. The aim of the thesis is to analyze the residential real estate market in the municipalities of Vrhnika, Logatec and Postojna in the period 2010 - 2022 and to determine how the prices of apartments and residential houses change with the distance to the center of Ljubljana. In the first part, we presented the areas under consideration, the existing housing fund in the municipalities under consideration and the data required for the analysis, which we obtained from the Cenilec app. In the second part, we analyzed the apartments and residential houses and presented the basic statistics on the year of construction, usable or net floor area and sales prices, as well as the sales price per square meter of usable floor area for apartments. In the third part, we time-adjusted the sales prices to the reference date of June 30, 2022 and carried out an analysis of the time-adjusted sales prices of apartments and residential houses by municipality. The results of both analyzes were presented in the fourth part and compared between the municipalities under consideration. We found that the sales prices of apartments and residential houses generally decrease in the period 2010 - 2015 and then gradually increase in the period 2015 - 2022 to the record level in 2022. In all periods considered, the selling price of apartments and residential houses decreases with the distance from the center of Ljubljana.
