Abstract
Cene stanovanjskih nepremičnin so v Mestni občini Ljubljana med najvišjimi v Sloveniji, zato je vse večje povpraševanje po stanovanjskih nepremičninah v lokalnih skupnostih v bližini mestnih središč. Namen diplomske naloge je analizirati trg stanovanjskih nepremičnin v občinah Vrhnika, Logatec in Postojna v obdobju 2010 - 2022 in ugotoviti, kako se z oddaljenostjo od središča mesta Ljubljana gibajo cene stanovanj in stanovanjskih hiš. V prvem delu smo predstavili obravnavana območja, obstoječi stanovanjski sklad v obravnavanih občinah in podatke potrebne za analizo, ki so bili pridobljeni iz aplikacije Cenilec. V drugem delu smo analizirali stanovanja in stanovanjske hiše in prikazali osnovne statistike leta izgradnje, uporabne oziroma neto tlorisne površine in prodajne cene, za stanovanja pa tudi prodajno ceno na m2 uporabne površine. V tretjem delu smo prodajne cene časovno prilagodili na referenčni datum 30. 6. 2022 in izvedli analizo časovno prilagojenih prodajnih cen stanovanj ter stanovanjskih hiš po obravnavanih občinah. Rezultate obeh analiz smo predstavili v četrtem delu ter jih primerjali med obravnavanimi občinami. Ugotovili smo, da so prodajne cene stanovanj in stanovanjskih hiš v obdobju 2010 - 2015 v splošnem padale, nato pa v obdobju 2015 - 2022 postopoma naraščale na rekordno raven v letu 2022. V vseh obravnavanih obdobjih prodajna cena stanovanj in stanovanjskih hiš pada z oddaljenostjo od središča mesta Ljubljana.

Title:Comparative residential real estate market analysis in the municipalities of Vrhnika, Logatec and Postojna in the period 2010 - 2022 : graduation thesis no.: 239/OG-MO
Abstract:
The prices for residential real estate in the City of Ljubljana are among the highest in Slovenia, which is why the demand for residential real estate in the municipalities close to the city is increasing. The aim of the thesis is to analyze the residential real estate market in the municipalities of Vrhnika, Logatec and Postojna in the period 2010 - 2022 and to determine how the prices of apartments and residential houses change with the distance to the center of Ljubljana. In the first part, we presented the areas under consideration, the existing housing fund in the municipalities under consideration and the data required for the analysis, which we obtained from the Cenilec app. In the second part, we analyzed the apartments and residential houses and presented the basic statistics on the year of construction, usable or net floor area and sales prices, as well as the sales price per square meter of usable floor area for apartments. In the third part, we time-adjusted the sales prices to the reference date of June 30, 2022 and carried out an analysis of the time-adjusted sales prices of apartments and residential houses by municipality. The results of both analyzes were presented in the fourth part and compared between the municipalities under consideration. We found that the sales prices of apartments and residential houses generally decrease in the period 2010 - 2015 and then gradually increase in the period 2015 - 2022 to the record level in 2022. In all periods considered, the selling price of apartments and residential houses decreases with the distance from the center of Ljubljana.
