The diploma thesis covers the analysis and comparison of realized rented flats in urban municipalities of Slovenia. The initial - theoretical part of the diploma defines the concept of real estate, the differences between rented and owner-occupied dwellings, the definition of a lease agreement and its characteristics. We also explored the rights of an individual when deciding whether to own or rent an apartment. In the practical part, we collected data on dwellings of Slovenian municipalities, statistically analyzed them, and presented inter-municipal differences using tables and charts. Data samples were obtained from Trgoskop, for better representativeness we decided to take the data for three years, from 2017 to 2019 (period from June to September).
During the diploma thesis we find out that by far the largest number of apartments are rented and rented in the City of Ljubljana, as well as the most expensive apartments with the highest rents. There is a much higher demand for rental housing in university cities (Ljubljana, Maribor, Koper, Novo mesto and Nova Gorica), compared to non-university ones. The lowest rents are in the Municipality of Velenje, by more than half the values are lower than those in Ljubljana.
