Abstract
V magistrskem delu obravnavamo uporabo pristopa BIM za transparentno vodenje investicijskega projekta skladno z zahtevami investitorja. Investitor nastopa v vseh treh ključnih fazah projekta: v fazi načrtovanja (predhodne študije, analize, investicijska dokumentacija ter projektna dokumentacija), fazi izvedbe ter v fazi obratovanja in vzdrževanja. V vsaki fazi investitor sklepa pogodbe in s tem postane naročnik. Naročnik s pogodbo določi časovne in finančne okvire za dogovorjen obseg storitev. Naročnik ob tem pričakuje od vseh udeležencev strokovnost ter spoštovanje etičnega kodeksa stroke. Med investicijskim procesom so investitorjeve zahteve določene s cilji, stroški in termini. Tehnologija BIM omogoča, da projekt obravnavamo celostno. Kompleksni gradbeni projekti zahtevajo veliko število udeležencev, sodelovanje in interdisciplinarno delo, da bi lahko zadovoljili funkcionalne, tehnične, ekonomske in okoljske zahteve. Integralno načrtovanje, informacijska komunikacijska tehnologija in standardizacija so ključnega pomena za obvladovanje kompleksnosti projektov in znanj projektnih ekip. Integrirani pristop in uporaba informacijskih orodij sta prikazana na konkretnem primeru proizvodno- poslovnega objekta, v okviru katerega smo izdelali: načrt izvedbe BIM, modele in sumacije ter analizo izbranih trajnostnih vidikov. Za izdelavo načrta izvedbe BIM pristopa smo uporabili LOD Planner. V načrtu izvedbe BIM so opisane podrobnosti izvedbe in pravila pristopa BIM. Skladno z načrtom izvedbe BIM smo izdelali tudi 3D, 4D, 5D BIM model ter prikazali modele uporabe. Pri izdelavi modelov smo uporabili naslednja orodja: ArchiCAD, Navisworks in CostX. Analiza na osnovi modelov vključuje izbrane vidike trajnostne gradnje ter analizo dnevne svetlobe. Za izdelavo analize trajnostnih vidikov je uporabljen vtičnik Ecodesigner STAR (ArchiCAD) ter za analizo dnevne svetlobe je uporabljen Velux Daylight Visualizer. Podrobneje smo preučili možnost izvedbe stavbnega ovoja obravnavanega proizvodno-skladiščno poslovnega objekta in primerjava z vidika stroškov začetne investicije, stroškov vzdrževanja, stroškov zamenjave ter vpliva na okolje.

Title:BIM use for integrated design of production - business facility with case : master thesis
Abstract:
The master thesis focuses on the use of BIM approach to facilitate transparent management of building project according to the clients’ requirements. The client plays an active role in all three project phases: design phase (preliminary studies, concept, analysis, detailed, technical design), construction phase and phase of operation and maintenance. If the client makes contracts with stakeholders, he becomes the employer. The contract defines the scope, time frame, and financial arrangements. In addition, professionalism, respect and ethical conduct is expected from all participants. Throughout project phases the client’s requirements are determined by the goals, budged and the schedule. BIM technology enables to introduce whole building design principles. Complex building projects require many project stakeholders, good collaboration and interdisciplinary work to meet functional, technical, economic and environmental requirements. Integrated design, information and communication technologies and standardization are essential in management of complex projects and knowledge of project teams. The use of integrated approach and information tools are demonstrated on an actual case of a production-warehouse business facility. The LOD Planner tool was used to create BIM Execution Plan. In accordance with BEP, which defines and describes the rules of BIM implementation, 3D, 4D, 5D BIM models were made using the following BIM tools: ArchiCAD, Navisworks and CostX. The analysis includes, energy efficiency, environmental aspects of sustainable construction and daylight analysis. Energy analysis was performed by Ecodesigner, daylight analysis assessments were made in Velux Daylight Visualizer. Additionally, analysis of building’s envelope, cost of initial investment, maintenance cost, replacement cost and an environmental impact comparison for present case of a production-warehouse business facility were made.
