The master thesis focuses on the use of BIM approach to facilitate transparent management of building project according to the clients’ requirements. The client plays an active role in all three project phases: design phase (preliminary studies, concept, analysis, detailed, technical design), construction phase and phase of operation and maintenance. If the client makes contracts with stakeholders, he becomes the employer. The contract defines the scope, time frame, and financial arrangements. In addition, professionalism, respect and ethical conduct is expected from all participants.
Throughout project phases the client’s requirements are determined by the goals, budged and the schedule. BIM technology enables to introduce whole building design principles. Complex building projects require many project stakeholders, good collaboration and interdisciplinary work to meet functional, technical, economic and environmental requirements. Integrated design, information and communication technologies and standardization are essential in management of complex projects and knowledge of project teams.
The use of integrated approach and information tools are demonstrated on an actual case of a production-warehouse business facility. The LOD Planner tool was used to create BIM Execution Plan. In accordance with BEP, which defines and describes the rules of BIM implementation, 3D, 4D, 5D BIM models were made using the following BIM tools: ArchiCAD, Navisworks and CostX.
The analysis includes, energy efficiency, environmental aspects of sustainable construction and daylight analysis. Energy analysis was performed by Ecodesigner, daylight analysis assessments were made in Velux Daylight Visualizer. Additionally, analysis of building’s envelope, cost of initial investment, maintenance cost, replacement cost and an environmental impact comparison for present case of a production-warehouse business facility were made.
