Regular maintenance of apartment buildings and other buildings is necessary if we want to ensure a
quality and safe stay. As a result, the real estate management is very important. The thesis briefly
describes the legislation of apartment building management, whereas the situation regarding
management of apartment buildings in Slovenian coastal municipalities is presented in more detail. The
result of the acquired questionnaire answers are the data and the analysis of the situation. General
information about companies and their activities are presented. There are given also the types of
buildings they manage and the most frequent maintenance and investment works they have to do. The
following is also presented: the payments for management services, how they determine the amount of
payment, and what the most common problems in fundraising are. It is shown what companies think
about legislation in the Republic of Slovenia, how they communicate with floor owners, and how they
choose the contractor.
