Analiza poteka izvedbe projekta enostanovanjske hiše

Gradnja je kompliciran proces, pri katerem je težko določiti točno ceno gradnje in čas potreben za izgradnjo, vsakodnevno pa prihaja do številnih zapletov, posledica katerih so številna odstopanja. Da bi se zapletom in odstopanjem čim bolj izognili, je pomembno dobro planiranje projekta. Za čim boljše planiranje napravimo tako imenovane terminske plane, po katerih se v času gradnje orientiramo. V diplomski nalogi sem analiziral stroškovna in časovna odstopanja pri gradnji enostanovanjske hiše v kraju Kozana v Goriških Brdih. Najprej sem na podlagi PZI podrobno predstavil projekt. Gre za eno nadstropno hišo, ki je tudi podkletena. Na mestu gradnje je predhodno stal starejši objekt, ki ga je bilo potrebno odstraniti. Sledila je analiza, v kateri sem ugotavljal odstopanja. Pri tem sem si pomagal z gradbenim dnevnikom in knjigo obračunskih izmer. Za lažjo predstavo časovnih odstopanj sem v programu Microsoft Project 2013 napravil terminski plan, ob tem pa tudi ugotovil, kako bi lahko skrajšali čas gradnje. Stroškovna odstopanja sem analiziral na podlagi odstopanj med pogodbenim predračunom in knjigo obračunskih izmer. Gradnja se je podražila predvsem zaradi dodatnih del.

• Title: The Analysis of the construction of the Single family house

Abstract

The construction is a complicated process in which it is difficult to determine the exact cost of construciton and time required to finish it. There are also daily complications that result in a number of derogations. In order to avoid complications and deviations as far as possible, a well planned project is very important. So the best way is to design good project schedules, and follow them strictly. In my thesis I have analyzed the deviations in cost and time for the construction of a single family house in the village Kozana in Goriška Brda region. First I made the detailed presentation of the project on the basis of PZI (Detailed design). It is a one-storey house with a basement. At the construction site there was an old house which had to be removed. The next step of the analysis was to define the deviations with the help of the construction log and the book of measurments. I made a project schedule with Microsoft Project 2013 program to show the reasons for time deviations. The cost deviations were analyzed on the basis of the differences between preliminary assessments of costs and the book of measurments. The construction was more expensive mainly due to additional works.
