Vloga notranje dokumentacije v procesu graditve objektov : diplomska naloga

V nalogi sem predstavil procese upravljanja gradbenih projektov, ki so pomembni za obvladovanje faz procesa graditve objekta za gradbena podjetja, ki so sposobna graditi obsežne in zahtevne objekte, kjer pride do izraza notranja organiziranost in razdelitev del po posameznih strokovnih službah podjetja. Interni procesi upravljanja gradbenih projektov, ki temeljijo na projektnem pristopu in pomenu stroke, morajo biti natančno predpisani. Strokovni kadri, morajo dosledno, kakovostno, in pravočasno izpolnjevati predpisane aktivnosti v procesih, izvedba aktivnosti pa mora biti prikazana in dokazljiva z odgovarjajočim dokumentom. Za upravljanje gradbenih projektov je zato nujna in izredno pomembna notranja dokumentacija. Pripravijo jo strokovnjaki znotraj služb gradbenega podjetja v sklopu izvajanja predpisanih posameznih aktivnosti v procesih upravljanja projekta in pri tem sledijo liniji razvoja projekta – priprava ponudbe, aktiviranje projekta, izvedba projekta, zaključevanje in predaja. Ta notranja dokumentacija se precej prepleta z zunanjo dokumentacijo, ki jo podjetje dobi oziroma pridobi v največji meri od naročnika. Notranja dokumentacija jo dopolnjuje, popravlja njene slabosti in napake, poleg tega pa je pomembno, da zadosti zakonskim in drugim zunanjim zahtevam. Še posebej pa je pomemben njen pomen za učinkovitost in poslovno uspešnost gradbenega podjetja in s tem povezano doseganje dobičkonosnosti projekta in podjetja kot celote. V nalogi sem analiziral notranjo dokumentacijo za izvedbo ključnih faz v procesu graditve objekta in podal primere ključne notranje dokumentacije, ki povezujejo vse prikazane notranje procese, za pet (5) izvedenih objektov. Analiza potrjuje pomen notranje dokumentacije in prikazanih notranjih procesov, ki je skupaj z ostalimi strokovnimi znanji in procesi v gradbeništvu, bistvena za poslovno uspešnost gradbenega podjetja.

• Title: Role of internal documentation in the construction process

Abstract

The thesis is addressing management of different stages of construction processes for larger construction companies, capable of managing construction process for larger and more demanding project. In these cases the internal organization framework and distribution of work among different departments of construction company is increasingly important with the scale of construction project. Internal processes of construction project management, which are based upon the project management approach including the domain knowledge have to be well defined. Engaged experts have to perform their tasks in assigned processes following the defined quality, time and scope definitions of the processes. Performance of the activities has to be demonstrated and defined with adequate documents. For the management of construction project adequate internal documentation management framework is therefore essential. It is prepared by the experts working in different departments of construction company following the defined project line. It is following the main stages of project development: bidding process and contracting, project activation, project implementation and project closure with testing and final delivery. This internal documentation is closely interrelated with external documentation which is obtained mainly by the client. Internal documentation also has a role to amend the external documentation and correct its inconsistencies along with the project development, following at the same time contractual and legal requirements. Its role is especially essential for the effectiveness and efficiency of construction company itself and related profits of the project and company. In the thesis internal documentation related to the key stages of construction project development was analysed with examples of the key internal documentation. Examples of five internal construction project closure documents integrating key information on construction project are demonstrated and analysed. The analysis is confirming the importance and the role of the internal construction project documentation which has, together with other expert knowledge and processes, a pivotal position in the efficiency of construction project and construction company.
