Abstract
Namen diplomske naloge je pregled potrebne projektne dokumentacije za gradnjo ter pravnih predpisov, ki urejajo to področje. Pravni predpisi predstavljajo določen okvir, vendar ima vsaka gradnja svoje značilnosti in zahteve, katere mora investitor izpolniti za pridobitev potrebnih dovoljenj za gradnjo in uporabo objekta. V analizi razvoja od 1-5 gradbene faze so našteti pravni predpisi in osnovni pojmi povezani z obravnavano tematiko ter postopki s katerimi se sooči investitor pri gradnji enostanovanjske stavbe. Narejena je primerjava med splošnimi zahtevami pri gradnji in zahtevami pri konkretnem primeru enostanovanjske stavbe Hiša Bernardin, analizirani so stroški in finančni učinek ob morebitni prodaji na trgu nepremičnin. Na podlagi primerjalne analize je ugotovljeno, da je gradbeni projekt ni uspešen.

Title:analysis of construction project development of single-family house "Hiša Bernardin"
Abstract:
The purpose of this diploma thesis was an overview of the necessary project documentation for the construction and legal regulations governing this area. Legal regulations represent a certain framework, but each construction has its own characteristics and requirements, which an investor must meet to obtain the necessary permits for construction and use of the facility. In analyzing the development of the onstruction phases 1-5 we listed legal regulations and the basic concepts related to the subject matter and the procedures which the investor confronts upon the construction of detached building. The comparison between the general requirements for the construction and the requirements of the particular case of detached building House Bernardin, analyzed the costs and financial impact of the potential sale at the real estate market. On the basis of comparative analysis it was discovered that the construction project is not successful.
