Companies working in the construction industry are constantly faced with unique situations. The construction process of the finished product – the construction work – requires collaborative efforts of various participants. The main key to a successful construction company is having enough knowledge of the current market situation and being able to adapt your working methods in accordance with market forces on a continuous basis. Due to the fragmentation of companies in the construction industry, a network system of organisation of individual operators, who share the common goal of carrying out construction projects, is being actively implemented. This system of organization leads to the specialization of individual construction companies, allowing greater efficiency in the products or services offered by the company.
Based on the research of a practical example, the goal of this thesis is to point out the different organizational characteristics of construction companies related to the efficiency of work and good operational results. Furthermore, this thesis seeks to analyze the construction engineering company GES in terms of organizational models and to assess the possibilities for improvement of the current situation as well as discuss the nature of partnerships with subcontractors, the manner of selection of subcontractors, and the advantages and disadvantages of working with permanent business partners. Lastly, this thesis aims to examine key contractual terms that must be respected by both the contractor and the subcontractor for the joint execution of the project.
