Contrary to residential buildings, there are no legal requirements regarding maintenance and management of commercial buildings. As a consequence, the maintenance of this part of the building stock is predominantly dependent upon judgment of their owners, who are expected to take good care of them.
Within this work, a model that enables condition state determination for a group of commercial buildings is first justified and then developed. Assessment is carried out for all crucial parts of the building, from building envelope, wooden parts, electrical and mechanical installations, to the condition of furniture, and communication and security installations. Application of the model is presented for a selected group of commercial buildings.
Due to the current attention to the energy performance of buildings, the thesis presents, in its last part, the basic concepts of the energy performance certificate. For buildings under consideration, the content of these certificates is presented along with the estimated deadlines when these certificates Will be mandatory.
