The thesis analyzes the price of land in the Municipality of Koper. The analysis was made on the basis of asking and selling prices of agricultural land, building plots, building land with paid municipal contribution and building plots with planning permission obtained. For the purpose of detailed analysis of the price of land, the area of the Municipality of Koper is divided into three smaller areas, homogeneous in terms of price range. The results of the analysis show large differences between the asking and selling prices of land. Asking and selling prices of land vary within the areas of treatment. The results of the analysis are compared with the analysis of real estate prices, which are published online by real estate portal SLONEP.net and the Mapping Authority of the Republic of Slovenia (SMA). In the last part of the thesis, the market value of land is estimated at different stages of development. A comparison is made between results of the analysis and the asking and selling prices of land. Based on the results, it is concluded, that the cost of land preparation per unit of area is significatly lower than the rise of average selling price of land due to a higher stage of development.
