Abstract
Namen diplomske naloge je analizirati strukturo stavbnih zemljišč v občini Prebold na podlagi podatkov v prostorskem aktu in pripadajoče evidence parcel. Najprej je opravljena analiza strukture zemljišč v celoti, sledi podrobnejša analiza strukture stavbnih zemljišč po podatkih iz prostorskega akta. Upoštevajoč kriterije veljavnega pravnega predpisa in stanja na terenu, so na izbranem območju določena zemljišča za gradnjo stavb. Na podlagi analize površin izdanih gradbenih dovoljenj v obdobju 2010–2013 so ocenjene potrebe po zemljiščih za gradnjo stavb v kratkoročnem obdobju, izvedena je primerjava z obsegom stavbnih zemljišč v prostorskem aktu in z zemljišči, določenimi za gradnjo stavb. Ugotovljeno je, da je v občini Prebold 328,6 ha stavbnih zemljišč, od tega 293,3 ha zazidanih stavbnih zemljišč in 35,3 ha nezazidanih stavbnih zemljišč. V obdobju od 1. 1. 2010 do 31. 12. 2013 se je po podatkih iz gradbenih dovoljenj gradilo na 4,9 ha nezazidanih stavbnih zemljišč: na 4,1 ha zemljišč nestanovanjski objekti in na 0,8 ha stanovanjski objekti. Upoštevajoč predpostavko, da se povprečna letna površina na novo zazidanih stavbnih zemljišč v prihodnje ne bo bistveno spremenila, znaša potrebna povprečna letna površina stavbnih zemljišč za gradnjo stavb 1,2 ha, od tega 0,2 ha stavbnih zemljišč za stanovanjsko rabo. Trenutne zaloge nezazidanih stavbnih zemljišč, ki znašajo 35,3 ha, z letno porabo 1,2 ha, zadoščajo za naslednjih 28 let. Trenutne zaloge nezazidanih stavbnih zemljišč, namenjenih za stanovanjsko rabo, v obsegu 28,1 ha in z letno porabo 0,2 ha, ob enaki intenzivnosti gradnje stanovanjskih stavb kot v zadnjih štirih letih, pa zadoščajo za naslednjih 99 let.

Title:Analysis of Building Land Intended for Construction in the Municipality of Prebold
Abstract:
The purpose of the thesis is to analyse the structure of urban land in the municipality of Prebold based on the data from the spatial planning document and from the related plots. First of all we did an analysis of the structure of the entire land, followed by a detailed analysis of the structure of urban land according to data from the spatial planning act. Taking into account the criteria set out in the applicable legal provisions and conditions on the ground are in a given area of land designated for construction of buildings. Based on the analysis of surfaces of building permits issued during the 2010 - 2013 we estimated the demand for land for construction of buildings in the short term, made the comparison to the volume of building in the spatial planning document and to the land identified for construction of buildings. It is noted that in the municipality of Prebold we have 328.6 hectares of building land; 293.3 ha of built-up urban land and 35.3 hectares of undeveloped building land. During the first of January 2010 and thirty-first December 2013, according to data from building permits, it was built on 4.9 hectares of undeveloped building land: 4.1 ha residential buildings and 0.8 hectares of residential buildings. Taking into account the assumption that the annual average area of newly built-up urban land in the future will not change significantly, the necessary average annual area of building land for building is 1.2 hectares, of which 0.2 ha of urban land for residential use. The current inventory of vacant building land, total 35.3 hectares, with an annual consumption of 1.2 ha, is sufficient for a further 28 years. The current inventory of vacant building land intended for residential use, to the extent of 28.1 hectares and an annual consumption of 0.2 ha, with the same intensity construction of residential buildings such as the last four years, is sufficient for a further 99 years.
