Abstract
This research investigates the implementation of AI for facility management (FM), enabling communication with IFC models. Additionally, it explores open-source BIM-based digital twin solutions for improving data handover from construction to facility management, with specific focus on Construction Operations Building Information Exchange (COBie) standardization and intelligent documentation linking. The difficulties in extracting and transferring info to FM Software present significant challenges in the construction industry. Currently, no such software exports all formats simultaneously: Excel (xlsx), CSV Files, JSON, XML, Enhanced IFC, RDF/TTL, SQL, HTML, YAML, Existing solutions typically extract only Excel formats, and such software is expensive. A five solutions open-source architecture was developed to address ACE specific challenges with IFC compatibility, and documentation handover. Results demonstrate significant improvements in construction-to-operations data transfer including complete equipment documentation coverage during facility handovers, dramatic time reduction for COBie generation. The system successfully processes complex building models and generates industry-standard facility management reports through multiple export formats. The research contributes practical implementation guidance for organizations considering open-source BIM-to-FM solutions, demonstrating that collaborative development can produce superior alternatives to expensive commercial software for facility management data handover challenges.

Title:Implementacija digitalnih dvojčkov na osnovi BIM-a za preventivno vzdrževanje v upravljanju objektov : magistrsko delo
Abstract:
Ta raziskava preučuje uporabo umetne inteligence (UI) za upravljanje objektov (FM), ki omogoča komunikacijo z IFC-modeli. Poleg tega raziskuje odprtokodne rešitve digitalnih dvojčkov na osnovi BIM za izboljšanje prenosa podatkov iz gradbene dokumntacije v sistem upravljanja z objekti, s posebnim poudarkom na standardizaciji Construction Operations Building Information Exchange (COBie) in inteligentnem povezovanju dokumentacije. Težave pri pridobivanju in prenosu informacij v programsko opremo za FM predstavljajo pomembne izzive v gradbeni industriji. Trenutno nobena programska rešitev ne omogoča izvoza vseh formatov hkrati: Excel (.xlsx), CSV datoteke, JSON, XML, razširjeni IFC, RDF/TTL, SQL, HTML, YAML. Obstoječe rešitve običajno izvažajo le Excel formate, poleg tega pa so takšna orodja draga. Razvita je bila odprtokodna arhitektura s petimi rešitvami za obravnavo specifičnih izzivov arhitekturno-gradbene stroke, povezanih z združljivostjo IFC in prenosom dokumentacije. Rezultati kažejo pomembne izboljšave pri prenosu podatkov iz gradbene dokumntacije v sistem za upravljanje objektov, vključno s popolno dokumentacijo o opremi ter občutnim skrajšanjem časa za generiranje COBie datotek. Sistem uspešno obravnava kompleksne modele stavb in ustvarja poročila skladna s standardi za upravljanje objektov v več izvoznih formatih. Raziskava prispeva praktične smernice za implementacijo organizacijam, ki razmišljajo o odprtokodnih rešitvah BIM-to-FM, ter dokazuje, da lahko sodelovalni razvoj ustvari boljše alternative dragim komercialnim programskim rešitvam za prenos podatkov pri upravljanju objektov.
