Abstract
V diplomskem delu obravnavam vrednotenje nepremičnin s pomočjo linearne regresije. Analiza temelji na podatkih slovenskega trga nepremičnin. Namen naloge je bolje razumeti, kako različni dejavniki vplivajo na ceno stanovanja, ter ugotoviti, kako lahko z regresijsko analizo objektivno ocenimo tržno vrednost nepremičnin. Po teoretični predstavitvi osnovnih pojmov in metod vrednotenja je bil zgrajen regresijski model, ki omogoča vpogled v vpliv posameznih spremenljivk na ceno nepremičnin.

Title:Real estate valuation using regression models
Abstract:
In my thesis, I evaluate real estate using linear regression. The analysis is based on data from the Slovenian real estate market. The purpose of the study is to better understand how different factors affect the price of residences and to determine how regression analysis can be used to objectively estimate the market value of real estate. After a theoretical presentation of the basic concepts and valuation methods, a regression model was developed that provides insight into the influence of individual variables on real estate prices.
