The master's thesis examines the role of the notary in procedures for the transfer of ownership rights within the land registry system in Slovenia. Notaries play a key role as impartial intermediaries, with responsibilities that include the certification of signatures, preparation of documents, submission of land registry proposals, and execution of custodial services. Their function is especially important in preventing legal abuses and safeguarding the interests of all parties involved. The land register is the central public record of real property relations, and its accurate and up-to-date maintenance is crucial for ensuring legal certainty in property transactions. In Slovenia, acquisition of ownership rights over real estate generally requires registration in the land register, whereby the notary assumes an important intermediary and preventive role by thoroughly analysing the conditions for the transfer, including required documents, the land registry permission, signature certification, tax obligations, and special land use regimes. The notary acts as a neutral legal professional who drafts or certifies legal documents, advises clients, stores documentation, and often submits land registry applications directly.
