Abstract
Zaradi krčenja industrije v Sloveniji se bo v prihodnosti povečala možnost degradacije površin, ki so bile namenjene predelovalnim dejavnostim.Hkrati se predvsem mladi soočajo s stanovanjsko krizo, ki je posledica zanemarjanja tega področja od samega začetka nove države. Zaradi obeh pojavov moramo poseči po ustvarjanju modernih oblik stanovanjskih zadrug, ki so najemne stanovanjske zadruge, osnovane na sistemu participativnosti, imenovanem sociokracija in na stroškovni najemnini, ki je nižja od tržne. Te vključujejo različne oblike bivanja, predvsem skozi prepletanje raznolikih tipologij stanovanj in skupnostnih prostorov. Tak tip gradnje in bivanja bi s pomočjo javnih akterjev hitreje reševal stanovanjsko stisko, prisotno v Sloveniji v primerjavi s prostim trgom, zaradi katerega je prišlo do zdajšnje situacije, in stanovanjskimi skladi, ki so bili v preteklih tridesetih letih osiromašeni in bodo potrebovali še nekaj časa, da se postavijo na noge. Zaradi teh razlogov so najemne stanovanjske zadruge ena od možnosti za reševanje stanovanjske krize in preprečevanje degradacije prostora.

Title:
Utilisation of housing cooperatives as a tool for transformation of industrial estates based on the location of Savska Loka in Kranj
Abstract:
The shrinking of industry in Slovenia will increase the potential for future degradation of land that was once used for manufacturing. At the same time, young people in particular are facing a housing crisis due to lack of housing policy since the beginning of the new state. Both phenomena have leads us to resort to the creation of modern forms of housing cooperatives, which are rental housing cooperatives based on a participatory system called sociocracy and on below-market rents. These include different forms of living, mainly through the overlay of different typologies of housing and community spaces. This type of building and living would, with the help of state institutions, address more quickly the housing shortage that exists in Slovenia, compared with the free market that has led to the current situation and the public housing funds, which have been depleted over the past thirty years and will need some time to get back on their feet. For these reasons, rental housing cooperatives are one of the options for tackling the housing crisis and prevention of the degredation of space.
