Abstract
Cilj raziskave je bil pridobiti osredotočen pregled trga stanovanj v Celju in optimizirati obstoječi model vrednotenja stanovanj. V ta namen smo medopravilno uredili odprto dostopne podatke GURS-a o kupoprodajnih poslih stanovanjskih nepremičnin na območju naselja Celje za leto 2019. Za izračun vrednosti stanovanja smo uporabili model, ki so ga izračunali na Uradu za vrednotenje nepremičnin pri GURS-u. S pomočjo rezultatov ankete in metode raziskovalne regresije smo v simulacijo vrednosti stanovanja po GURS-ovem modelu za naselje Celje vključili manj vhodnih podatkov. Ugotovili smo, da ocenjene vrednosti stanovanj pri obeh modelih – simuliranem in obstoječem modelu vrednotenja nepremičnin za stanovanja v naselju Celje – precej ustrezajo njihovim dejanskim tržnim vrednostim. S to statistično analizo smo potrdili, da smo optimizirali obstoječi model z manjšim številom vhodnih podatkov.

Title:Analysis of the Existing Model of Mass Evaluation of Apartments in the Municipality of Celje
Abstract:
The aim of the research was to obtain a focused overview of the housing market in Celje and optimize the existing housing valuation model. For this purpose, we processed open-access GURS data on real estate transactions for residential properties in the Celje area for the year 2019. The housing valuation was calculated using the model developed by the Real Estate Valuation Office at GURS. By leveraging the results of the survey and the exploratory regression method, we included fewer input variables in the simulation of housing values according to the GURS model for the Celje area. Our findings indicated that by testing the quality of the simulated model against the existing real estate valuation model for housing in Celje, the estimated housing values from both models closely aligned with their actual market values. This statistical analysis confirmed that we successfully optimized the existing model with a reduced number of input variables.
