The master thesis deals with the issue of Airbnb in the municipality of Kranjska Gora and the
impact on the accommodation supply (i.e. the real estate market) and consequently on the local
population. The master thesis tries to offer concise and systematically formulated database on
the Airbnb offer in the municipality and its main characteristics. There is no organized publicly
available database on the subject, so we have created it based on data obtained directly from
the Airbnb web portal, using the method of data scraping. However, an assessment of the
situation in the municipality of Kranjska Gora was made from the predefined indicators, which
were developed based on the previous studies . The assessment highlights the level of
problematic Airbnb renting characteristics, which could potentially have a negative impact on
various processes in the municipality, both in the present and in the future. The main
contribution of the master thesis is therefore the creation of a concise and systematic database
on the Airbnb offer in the municipality of Kranjska Gora and the assessment of the situation
based on predefined indicators. The master’s thesis is also a novelty in the field of scientific
research on tourism and short-term rentals, as this research has been carried out only for the
Ljubljana area, and it is rather limited in number. Even at the international level of similar
research, this is a relative novelty, as the vast majority (if not all) has been carried out for larger
urban areas or even regions, whereas the master’s thesis focuses on a smaller rural tourist area.
This can serve as a starting point for further similar research, also abroad, as it offers
possibilities for a comparison. Knowledge of the situation could enable the municipality to
better and more effectively regulate Airbnb rentals.
