Abstract
V diplomski nalogi je obravnavana tematika energijske učinkovitosti stavb in njen vpliv na cene stanovanj v Sloveniji. Poudarek je na energetskih izkaznicah, ki so postale ključno orodje za označevanje energijske učinkovitosti stavb. Energijsko označevanje stavb omogoča lastnikom in potencialnim kupcem, da se seznanijo z energijskim stanjem dotične nepremičnine, kar lahko vpliva na ceno, po kateri se nepremičnine prodajajo na prostem trgu in posledično na njihovo tržno vrednost. V diplomi je predstavljena zakonodaja s področja energijske učinkovitosti in energijskih kazalnikov. Predstavljen je že znan vpliv na trge nepremičnin v drugih državah. V zaključnem delu diplomske naloge je izvedena lastna analiza vpliva energijskih razredov na prodajno ceno stanovanj, ki temelji na reprezentativnem vzorcu podobnih stanovanj. Z analizo sem preveril, ali stanovanja z višjimi energijskimi razredi dosežejo višje povprečne prodajne cene kvadratnega metra v primerjavi s stanovanji nižjih razredov. Rezultati vpliva energijskega razreda na prodajno ceno stanovanja v najvišjih in najnižjih razredih niso primerljivi, saj se je pojavilo premajhno število takšnih stanovanj v reprezentativnem vzorcu. Na podlagi rezultatov pa sem ugotovil, da obstaja trend naraščanja prodajne cene stanovanj z višanjem energijske učinkovitosti pri stanovanjih v srednjih energijskih razredih.

Title:Influence of energy performance certificates of buildings on apartment prices : graduation thesis no.: 140/TUN
Abstract:
This graduation thesis discusses the energy efficiency of buildings and its influence on the real estate market. It focuses on energy performance certificates (EPCs), as these have become a key factor in determining buildings' energy efficiency. Identifying buildings' energy efficiency enables potential buyers to acquaint themselves with the energy needs of a specific building. This could influence the dynamics of the real estate market. The thesis first introduces the legislation relevant to the topic of energy efficiency and energy indicators. Research conducted in other countries is also presented. The final part of the thesis is an original analysis of the real estate market and the influence of individual energy classes on individual real estate sales. This analysis is based on a representative sample of similar housing units. The analysis determines whether apartments with higher energy classes reach higher prices per square metre than apartments with lower energy classes. The results of energy efficiency influence on real estate sales with the highest and lowest classes are not comparable due to lack of apartments in my representative sample. Based on the results, however, I have concluded that there is an upward trend in house sales prices with increasing energy efficiency in apartments with middle energy classes.
