Real estate appraisers in Slovenia would need information bases to help them more objectively assess the value of real estate when preparing an appraisal report. The purpose of the diploma thesis is an attempt to create information bases for assessing the market value of real estate in the area of the Novo mesto municipality. The starting point is legal transactions carried out on the real estate market in the municipality of Novo mesto in the period 2015 – 2021, namely for apartments and residential buildings. The analyzes were carried out by individual cadastral municipalities in the municipality of Novo mesto. Basic statistics are calculated for areas, years of construction and real estate prices, as well as price trends in the considered period. Based on the analysis, the time-adjusted prices of the properties were calculated with the factors that have the greatest influence on the sales price of the properties and thus also on the market value of the apartment or apartment building were determined. It was found that the net floor area and the year of construction have a significant influence on the sales price, since with each additional m² the price per unit falls, and the younger the apartment, the higher the price per unit of surface area. We created the information bases for time adjustment, adjustment due to different net floor area and year of construction in the area in 2021.
