Vpliv razglasitve epidemije covid-19 na trg stanovanjskih nepremičnin v Gorenjski statistični regiji : diplomska naloga

Abstract
Banka Slovenije je ob razglasitvi epidemije nalezljive bolezni covid-19 in ukrepov za njeno zajezitev predvidela stagnacijo oziroma padec cen stanovanjskih nepremičnin. Že Geodetska uprava Republike Slovenije je v svojem poročilu o slovenskem nepremičninskem trgu za prvo polletje 2020 ugotovila, da se je v tem obdobju sicer promet s stanovanjskimi nepremičninami po obsegu zmanjšal, ni pa zaznan padec cen stanovanjskih nepremičnin. Na podlagi podatkov iz Evidence trga nepremičnin smo v diplomski nalogi podrobno analizirali trg stanovanjskih nepremičnin v Gorenjski statistični regiji v letu 2020 in vpliv razglašene epidemije na razmere na trgu stanovanjskih nepremičnin po posameznih lokalnih skupnostih znotraj Gorenjske statistične regije. Ugotovili smo, da je število prodaj v letu 2020 glede na leto 2019 res nekoliko upadlo, cene stanovanjskih nepremičnin pa so narasle. Največji porast je viden v občini Radovljica, kjer so cene na enoto površine narasle z 1.571 €/m2 na 1.820 €/m2 (16 %), najmanjši porast pa v občini Bled, kjer je bila povprečna cena na enoto površine v letu 2019 1.898 €/m2, v letu 2020 pa 1.939 €/m2, kar predstavlja 2 % rast v ceni na enoto površine. Napovedi Banke Slovenije se po rezultatih diplomske naloge za Gorenjsko statistično regijo v letu 2020 niso uresničile.

Title:Effect of the declaration of the covid-19 epidemic on the residential real estate market in Gorenjska statistic region : graduation thesis
Abstract:
In the beginning of 2020 Slovenian Bank predicted the stagnation or a decline of residential real estate prices due to the declaration of covid-19 epidemic and measures to restrain it. In its report on the Slovenian property market in the first halfyear of 2020 The surveying and mapping authority of Republic of Slovenia has noticed that the residential real estate trading volume has decreased, however their price reduction is yet unknown. Based on data from Property Market Register, real estate market in Gorenjska statistic region in 2020 and the impact of the epidemic on it were closely analysed for each local authorities in this region. It was noted that the trading volume in 2020 has indeed decreased compared to 2019, however the residential real estate prices are still rapidly growing. The highest increase was recorded in municipality of Radovljica where the prices per area unit increased form 1.571 €/m2 to 1.820 €/m2 (16 %), while the lowest increase was recorded in municipality of Bled where the average price per area unit in 2019 was 1.898 €/m2 and in 2020 it was 1.939 €/m2 which represents a 2 % increase in prices per area unit. Based on the results of our Graduation thesis the assumptions of Slovenian Bank were not materialized in Gorenjska statistic region.
