Abstract
Airbnb je kot ena najpopularnejših spletnih delitvenih platform na svetu doživela uspeh tudi v Ljubljani, saj število tujih turistov iz leta v leto narašča. Čeprav je Airbnb med turisti milenijske generacije zelo priljubljen tip namestitve, pa nekateri prebivalci turističnih mest izražajo nezadovoljstvo, saj naj bi prekomerno širjenje te platforme prispevalo k poglabljanju gentrifikacije in turistifikacije mest. V mestih kot so Barcelona, Berlin in Amsterdam je Airbnb že ustvaril negativne posledice na stanovanjskem trgu, saj so se cene stanovanj in najemnin močno dvignile, obenem pa je zaradi vse višjega števila Airbnb namestitev začelo primanjkovati stanovanj za dolgoročni najem. Mesta so bila tako primorana uvesti ukrepe za omejitev delovanja Airbnb platforme. V diplomski nalogi sem se osredotočila predvsem na ugotavljanje velikosti vpliva Airbnb platforme na stanovanjsko oskrbo v Ljubljani. Po pregledu literature in opravljeni analizi raziskave porasta turizma Airbnb platforme in stanovanjske ponudbe v Ljubljani sem ugotovila, da vse večje povpraševanje po turističnih namestitvah v Ljubljani vsako leto ustvarja večjo ponudbo turističnih namestitev, med katerimi Airbnb postaja ena izmed bolj priljubljenih. Rast Airbnb namestitev v Ljubljani tako posledično veča problematiko stanovanjske oskrbe, katera pa je bila prisotna že pred prihodom platforme Airbnb v Slovenijo. Število cenovno dostopnih stanovanj se tako pospešeno manjša, obenem pa se cene stanovanj in najemnin večajo.

Title:The impact of sharing economy on housing supply in Ljubljana: the Airbnb case : diplomsko delo
Abstract:
Airbnb is one of the world’s most popular accommodation-sharing platform that became popular also in Ljubljana as the number of foreign tourists continually grows. Despite the popularity of Airbnb platform among the millennial tourists, some habitants of tourist cities express their disagreement as they believe that the platform increases urban gentrification and touristification. In cities such as Barcelona, Berlin and Amsterdam, the Airbnb already has negative impact on the real-estate market resulting in higher rents and housing prices. Moreover, due to the increasing number of Airbnb accommodation, the number of long-term housing stock declined. The city authorities were thus forced to take certain regulatory measures to curb the growth of Airbnb. The present thesis focuses on how much impact Airbnb has on the housing supply in Ljubljana. After studying different resources and performing analysis in a research on increasing tourism on Airbnb platform compared to housing offer in Ljubljana, we realized that the increasing demand for tourist accommodation in Ljubljana each year created more offer of tourist accommodation among which Airbnb is becoming more and more popular. The growth of Airbnb accommodation in Ljubljana has thus a negative impact on the issue of housing supply, which has already existed even before the presence of Airbnb in Slovenia. The number of affordable housing is thus in decline and at the same time the prices of rentals and housing raise.
