Abstract
V magistrski nalogi smo analizirali potencial uporabe BIM na primeru dejansko izvedenega večstanovanjskega objekta. V teoretičnem delu naloge so najprej predstavljene splošne značilnosti uporabe BIM. Nato so podrobneje izpostavljene prednosti uporabe BIM za določitev projektnih količin, interoperabilnost in potek izvedbe projekta BIM. Točne količine so ključnega pomena za določitev proračuna in terminskega plana, ter za optimizacijo projekta. Zato smo v drugem delu naloge za izbran referenčni projekt prikazali možnosti na osnovi pristopa BIM. Pri izvedbi (gradnji) referenčnega projekta je avtorica sodelovala kot del ekipe glavnega izvajalca in bila ves čas prisotna na gradbišču. S tem so bile pridobljene podrobne projektne informacije glede projekta za izvedbo in glede samega poteka del na gradbišču, vključno s težavami in slabostmi projektne dokumentacije, ki je bila za izbrani projekt izdelana po klasični poti brez BIM. Po izvedenem projektu smo z izbranim avtorskim okoljem izdelali model BIM. Med drugim smo model BIM uporabili za določitev količin in modela 4D, kjer smo uporabili interoperabilnost na osnovi IFC. Na podlagi dobljenih rezultatov smo izdelali analizo z vidika natančnosti količin in analizo časovnega poteka gradnje. S pomočjo simulacije gradnje 4D smo primerjali predvideni terminski plan in dejanski potek gradnje. Na osnovi primerjave z dejanskih potekom smo evidentirali morebitne priložnosti za izboljšave, če bi uporabili pristop BIM.

Title:Quantity take-off based on a BIM model and analysis of multi-dwelling buildings : master thesis
Abstract:
In this master thesis the potential of BIM is analyzed on a case study of the actual multi-dwelling building project. In the theoretical part, the thesis addresses the advantages and general concepts of BIM. Then a detailed overview of the advantages of quantity take-off, interoperability, and project execution are presented. Accurate quantities determine the budget and the schedule. Hence, they are essential for project optimization in terms of budget and schedule. Therefore, in the second part, BIM is used on a reference project to demonstrate the possibilities of the BIM approach. The author has performed an action research and participated as a member of the general contractor team for the whole duration of the construction on the site. This approach allowed gaining valuable project information that covered both the detailed production of the documentation as well as information on the problems and difficulties of the project documentation which was developed without BIM. After completion, we selected a BIM tool and developed a BIM model. The BIM model was used for quantity take-off and the 4D model where the interoperability based on the IFC was deployed. The results were used for the analysis and comparison of actual and BIM-based quantities and sequencing of construction works. A 4D simulation was used to compare the planned and actual execution of the construction works. Based on the comparison of actual sequencing, we identified opportunities for the improvements using the BIM approach.
