In the master's thesis spatial-temporal analyses of real estate market for the study area was conducted using analytical tools of geographic information systems (GIS). The purpose of the thesis has been in particular to demonstrate the importance and possibilities of using geo-locational information about real estate and other spatial data for the analysis of real estate market. In this regard, we examined and considered the appropriateness of available official databases on real estate and real estate market in Slovenia. In the empirical part, the correlation between the location of a real estate and its transaction value was proved using spatial analyses. We focused on the residential real estate market in the coastal municipalities of Ankaran, Izola, Koper and Piran. The influence of the selected locational factors or locational characteristics on the transaction value of residential real estates was studied, such as the distance of a real estate from the city centre. For the purposes of spatial analysis, we used an open software solution QGIS. For the case of a distance from the coastal line to individual real estate and accessibility to the centers of the municipality from the location of a real estate, we concluded that the location significantly influences both the activity of the real estate market and the transaction value.
