The purpose of the master thesis is to create an information basis for the assessment of the market value of real estates in the Municipality of Kranj. The MSc thesis includes vacant construction lands, agricultural lands and forestlands, as well as residential real estates. The aim of the thesis is to provide a basis which would help qualified assessors in the assessment of the market value of real estates in a specific area. The most important factors that contribute to the market value of real estates are analysed. The obtained results are also verified by a professionally qualified assessor who works at the Municipality of Kranj and is therefore very familiar with the area.
We discovered that there are various web applications where completed sales are registered and the data is reliable. All of the sales needed to be examined in order to eliminate those that were unsuitable. We obtained a rather small sample of adequate comparisons. It was established that the selling price of the vacant construction lands mostly depends on the location and can be subject to changes within individual cadastral municipality. According to the accessible data, the selling price of apartments also depends on the location because the actual condition of apartments cannot be verified through the accessible records.
