Abstract
V magistrskem delu je analizirano delo nepremičninskih posrednikov v Republiki Sloveniji. Najprej je predstavljeno področje poslovanja z nepremičninami v Republiki Sloveniji in izhodišča raziskave na podlagi analize mednarodnih raziskav o vplivnih dejavnikih v zvezi z uspešnostjo nepremičninskih posrednikov, ki je v magistrskem delu izražena s številom prodaj stanovanjskih nepremičnin v letu 2015. Postavljena je ena splošna hipoteza H1, ki pravi, da obstaja povezanost med številom prodaj stanovanjskih nepremičnin v letu 2015 in sociološkimi značilnostmi nepremičninskih posrednikov (spol,starost) in več raziskovalnih vprašanj. Potrditev ali zavrnitev postavljene hipoteze in odgovore na raziskovalna vprašanja sem iskala s pomočjo strukturiranega anketnega vprašalnika. Anketni vprašalnik je bil na e-mail naslove nepremičninskih posrednikov, pridobljene na portalu nepremicnine.net, poslan 17. in 25. aprila ter 6. maja 2016. V nadaljnjo analizo sem vključila 106 prejetih odgovorov anketirancev. Ugotovljeno je, da splošne hipoteze H1 ne morem ne potrditi in ne zavrniti. Na podlagi χ2 testa odvisnosti med obravnavanimi dejavniki sem sicer potrdila, da obstaja statistično značilna odvisnost med številom prodaj stanovanj in spolom nepremičninskega posrednika. Po mnenju anketiranih nepremičninskih posrednikov se je prodaja stanovanjskih nepremičnin v času recesije (med letoma 2009 (čas pred recesijo) in 2015) zmanjšala za 20-40%. Rezultati ankete so pokazali, da dejavnik možnost parkiranja avtomobila po mnenju anketiranih nepremičninskih posrednikov najbolj vpliva na odločitev potencialnih kupcev za nakup stanovanjske nepremičnine, najmanj pa na odločitev potencialnih kupcev za nakup stanovanjske nepremičnine vpliva urejena etažna lastnina v večstanovanjskem objektu. Pozitiven vpliv na prodajno ceno na enoto stanovanjske nepremičnine so anketirani nepremičninski posredniki pripisali urejeni etažni lastnini v večstanovanjski stavbi in izgotovljeni gradnji stanovanjske nepremičnine oziroma, da je gradnja stanovanjske nepremičnine v času prodaje že v zaključni fazi.

Title:Real estate brokers as participants on the property market
Abstract:
The thesis analyzes the work of real estate agents in the Republic of Slovenia. Firstly, we present the field of real estate in Slovenia and baseline research based on an international research analysis. Based on it all, general hypothesis and multiple research questions were formed. General hypothesis H1, states that there is a correlation between the number of sales of residential properties in 2015 and sociological characteristics of a real estate broker (gender, age). Confirmation or rejection of the hypothesis and answers to researched questions were based on a structured questionnaire. The questionnaire was sent on the 17th and the 25th of April as well as on May 6th 2016. I’ve received 106 responses of respondents. The research shows that I cannot confirm nor reject the general hypothesis H1. Based on χ2 test dependencies among the factors considered, I confirmed that there is a statistically significant correlation between the number of sales of real estates and gender of real estate agent, but no statistically significant correlation was found between the number of sales of real estates and real estate agent’s age. According to the survey, sales of residential property during the recession (between 2009 (the period before the recession) and 2015) decreased by 20-40%. Further analyses shows, that the possibility of parking a car "most" influences the decision and that correct entry in national registry of real estate properties "least" influences the decision of purchasing a residential property. On the other hand, arranged real estate property cadaster has a positive impact on the sale of residential real estate.
