Abstract
V okviru diplomske naloge sem preučil dejavnike, ki pomembno vplivajo na dejavnost trga stanovanjskih nepremičnin v Sloveniji. Analizo preferenc glede izbire stanovanjskega statusa sem izvedel s pomočjo odgovorov na spletno anketo. Udeležence v raziskavi sem glede na značilnosti gospodinjstev, njihovih vodij in trenutnega stanovanjskega statusa razdelil v skupine ter njihova mnenja glede parametrov, ki vplivajo na izbiro reševanja stanovanjskega statusa, medsebojno primerjal in ovrednotil. Raziskal sem tudi, kako sprejemljiva sta za prebivalce Republike Slovenije najemni in lastniški status ter opisal njune prednosti in slabosti. Dejavniki, ki se pri izbiri stanovanjskega statusa najpogosteje izkažejo za odločilne, so: cena stanovanja, dohodek, stalnost zaposlitve, število članov gospodinjstva, okolica, dostopnost do mestnih središč ter zadostna zasebnost in občutek varnosti. Večini anketiranih so neekonomski dejavniki bolj pomembni kot ekonomski, vendar je v mnogih primerih prav cena odločilni parameter pri končni odločitvi. Veliko udeleženih v raziskavi si želi lastništvo, ostale oblike stanovanjskega statusa pa vidi le kot rešitev za kratkotrajno obdobje. Glavno vodilo jim je želja po svobodnem urejanju in odločanju v nepremičnini, kjer prebivajo. Kljub temu priznavajo določene prednosti tudi najemništvu in ga obravnavajo kot lastništvu dokaj enakovreden nadomestek. Rezultati analize vzorca kažejo, da si mnogo gospodinjstev svoj stanovanjski status uredi v samostojnem ali skupnem stanovanju v lasti lastnih ali partnerjevih sorodnikov.

Title:Analysis of housing preferences as factors of decision about residential status in Slovenia
Abstract:
In my thesis paper I have studied different factors shaping the housing market trends in Slovenia. An online-survey-based analysis of housing preferences has been performed, classifying the respondents into three categories based on the type of their household type, their head householder and the current residential status. I have also carefully considered their views of different factors influencing the resolution of residential issues, subduing them to comparison and evaluation. Furthermore, I have researched the acceptability of the tenancy and owner-occupancy statuses amongst Slovenes, as well as elaborated on their advantages and disadvantages. Factors most commonly decisive with one's residential status are: housing prices, income, permanent employment, household size, neighbourhood, accessibility of city centres as well as sufficient privacy and the feeling of safety. The majority of respondents have given more importance to non-commercial factors, however, the price often plays a crucial role in making the final decision. A great number of survey participants have voiced their ambition for estate ownership, thus considering all other forms merely temporary solutions. The key motive behind it is free and independent decision-making as well as arranging of the owned dwelling. Nonetheless, they do admit to certain advantages of tenancy and consider it a relatively equivalent substitute to ownership. The results of the study show that many households resolve their residential issue by settling in an independent or shared dwelling of either one's own or partner's parents.
