Abstract
Vzdrževanje večstanovanjskih stavb je nujno potrebno za njihovo nemoteno obratovanje, zato diplomsko delo obravnava analizo in optimizacijo postopka vzdrževanja dveh večstanovanjskih stavb s 40 stanovanji na območju Radovljice. Obsega predstavitev teoretične plati sanacije in zakonodaje, ki jo mora upravnik upoštevati pri postopku, in prikaz na praktičnem primeru. S celovitim pristopom upravnika in z ustreznim vzdrževanjem večstanovanjskih stavb lahko optimiziramo stroške obratovanja, zato je postopek smiselno načrtovati in skrbno spremljati. V stavbah smo z ustreznim pristopom skušali izboljšati bivalne pogoje, optimizirati stroške energenta za ogrevanje, dvigniti ceno stanovanj in hkrati pridobiti estetsko privlačnejši stavbi. Postopek je vključeval izvedbo nujnih vzdrževalnih del, celostno energetsko sanacijo in pripadajoča dela, ki jih je upravnik predhodno predstavil etažnim lastnikom. Za namen celostne energetske sanacije so bile opravljene meritve o dejanski porabi energenta za ogrevanje v preteklih kurilnih sezonah, saj ogrevanje danes predstavlja velik del mesečnih stroškov gospodinjstev. Na pristop upravnika k sanaciji v veliki meri vplivajo zahtevnost priprave ustrezne dokumentacije, spremljanje tehničnih zahtev in čas, potreben za pripravo. To so razlogi, zaradi katerih se upravniki redkokdaj odločijo za celovit postopek. Ugotovil sem, da bi z ustrezno programsko opremo lahko skrajšali določene korake v postopku in čas pridobivanja izračunov. Glavni namen diplomske naloge je bil posledično izdelava programske opreme, ki bi omogočila krajši postopek ob enako kakovostno opravljenem delu. Izdelana programska oprema vodi upravnike skozi celovito pripravo dela spremljajočih dokumentov (načrta vzdrževalnih del), ki je potreben pri tovrstnih sanacijah. Program omogoča upravniku hitrejšo pripravo urejenih dokumentov (načrtov vzdrževalnih del), ter urejeno hrambo le teh na strežniku, kakor tudi pregled nad preteklim in dosedanjimi deli.

Title:Oprimizing the process of management and maintenance of multi-storey resedential buildings
Abstract:
The diploma thesis analyses the maintenance procedures for multi apartment buildings. Optimization of maintenance procedure is proposed on this basis for two multi dwelling buildings, each consisting of 40 flats, in the Radovljica area. Relevant legislation that a building manager must consider in the procedures is first reviewed along with a case study presentation. Operating costs of the building can be optimized with appropriate manager's approach and maintenance. Therefore, accurate planning is of essential importance. We tried to improve the living conditions in both buildings, optimize the heating costs, increase their market value and also contribute to the aesthetic appearance of the building. The procedure included maintenance and energy rehabilitation of the buildings. The owners were acquainted with the procedure in advance. Heating costs are significant for most of the households. In order to improve the energy performance of the buildings, energy consumption for heating had been measured in previous seasons. Building manager's approach to procedure depends mostly on how tough it is to prepare the documentation required, technical requirements and the time needed. As a consequence, they hardly ever decide to carry out comprehensive energy rehabilitation of the building under concern. Therefore, the thesis focuses to the development of computer software that would enable to shorten the time of the necessary procedures, however it would not influence the quality of executed works. The software pilots the building manager through the energy rehabilitation of a building considering all documentation and calculations required in the procedure.
