Parametric approach to evaluation of land for various land uses.
Through application of parametric methods the explicit use of land characteristics is introduced into the land evaluations. Two distinctive activities seem to be important in this contex:
- defining zones which are homogenous in the land value, and
- defining scores of the land value.
The land evaluation methods could be classified according to the way how these two activities are implemented. There are four basic approaches.
Identification and weighting of parameters represents an important aspect of the use of parametric methods. Parametrers and their importance vary in time and locality. The land evaluation, basically subjective activity, could however reach more objective level through a direct research of spatial behaviour of the land use and through various more or less complex planning methods and technics.
Two examples of such methods are presented.
