The aim of this desertation is the estimation of the market value of a single family residential house in the Kostanjevica na Krki municipality, where the real estate market is generally inactive. The estimation was made on the basis of the sales comparison approach method and cost approach method. The two approaches have been compared and analysed in order to find out which of the two methods is more suitable. The method of the sales comparison -has resulted to be the most suitable method for estimating the value of a real estate of the area in question.
