Abstract
V Sloveniji je še posebej izrazit poselitveni vzorec, ki temelji na razpršeni gradnji nizke gostote. Tovrstni potratni prostorski sistem nam ne more zagotoviti kakovostnega bivanja in trajnostnega življenjskega sloga. Sili nas v izgradnjo drage infrastrukture in v vse večjo odvisnost od osebnega avtomobila, povzroča propadanje mestnih jeder in spodbuja nezdrav življenjski slog. Rešitev vidim v obuditvi mestnega načina življenja, kjer bi s kakovostno arhitekturo lahko živeli bližje drug drugemu. Po načinu nizke in goste gradnje je potrebno zgostiti mestno tkivo in graditi prostore v človeškem merilu, ki spodbujajo hojo, kolesarjenje in uporabo javnega prevoza. Tako bi postalo urbano življenje bolj socialno in atraktivno, z večjo raznolikostjo in bližino, kar bi privabilo več prebivalcev v mesta. To sem poskušal udejanjiti z idejnim projektom na lokaciji nekdanjega Hotela Kandija v Novem mestu. S prepletanjem različnih funkcij, izboljšanjem pogojev za pešačenje in s snovanjem uličnega prostora lokaciji povrnem mestni ambient. Urbano regeneracijo omogoča javni program coworkinga, kavarne in hotela ter stanovanjski program, ki v mestno jedro pripelje nove mlade stanovalce. Zazidava sledi načelom nizke in goste gradnje, se dobro vklaplja v obstoječe mestno tkivo in tvori prijetne prostore med stavbami. Z mešanjem različnih funkcij in zgoščevanjem mestnega tkiva večam pestrost prostora in krajšam prepotovane razdalje med storitvami. To se odrazi v zmanjšanju onesnaževanja, uporabi javnega prevoza in bolj zdravemu življenjskemu slogu. Zasnova spodbuja uporabo javnega prostora, srečevanje in ustvarja živahno, zdravo in varno mesto.

Title:Conceptual design of residential and commercial building on the area of Hotel Kandija in Novo mesto - reurbanization through densification of urban fabric and coexistence of mixed functions
Abstract:
In Slovenia, there is a particularly pronounced settlement pattern, which is based on scattered low-density development. This kind of wasteful spatial system cannot provide us with a quality of living and a sustainable lifestyle. It forces us to build expensive infrastructure and to an increasing dependence on the personal car, causes the deterioration of urban centers and promotes an unhealthy lifestyle. I see the solution in reviving the urban way of life, where we could live closer to each other with quality architecture. Following the method of low rise-high density construction, it is necessary to densify the urban fabric and build spaces on a human scale that encourage walking, cycling and the use of public transport. Thus, urban life would become more social and attractive with greater diversity and proximity, which would attract more residents to the city. I tried to revive this with a concept project at the location of the former Hotel Kandija in Novo Mesto. By intertwining different functions, improving conditions for walking and designing the street space, I restored urban abiance to the location. Urban regeneration is facilitated by a public coworking program, cafes and hotels, as well as a housing program that brings new young residents to the city center. The building follows the principles of low rise-high density construction, fits well into the existing urban fabric and creates pleasant spaces between buildings. By mixing different functions and densifying the urban fabric, I increase the diversity of space and shorten the distance traveled between services. Results are seen in reduction of pollution, use of public transport and a healthier lifestyle. The design is encouraging the use of public space, social meeting and creating a vibrant, healthy and safe city.
