The informational bases for the assessment in residential real estate can benefit real estate appraisers as they can leverage these bases for a more facile and unbiased evaluation of real estate value. This diploma thesis's objective is to prepare such informational grounds for assessment of real-estate market values in the Urban Municipality of Celje. The primary analysis consisted of transactions involving residential real estate properties, apartments and residential buildings in the Urban Municipality of Celje in 2015 – 2022. The municipality was analysed in different sections for which we prepared statistical information on property areas, construction dates and values of sold residential real estate, and analysis of price trends of sold residential real estate in the examined period. Further on, we calculated the time-adjusted value of the analysed residential properties (apartments). With that, we could prepare the factors that influence the property values: the factor of area sold, the construction year, and the factor of the apartment's floor in the building. We concluded that the price per unit of apartment area is influenced by the sold floor size and the year the apartment was built. Our data set was too small to reach a conclusive result regarding the impact of the floor on which the apartment is situated. With this diploma thesis, we prepared informational baseş for the time adjustment, adaptation due to the area sold and year of construction for the apartment real estate and the adjustment regarding the date of construction.
