The results of population projections in Slovenia show that the number of persons aged 65 or more will increase between 2022 and 2100. An increased need for housing is expected, which will allow independent and high-quality living at all stages of life. Stakeholders in building construction need to be prepared for the growth trend. The purpose of the thesis is to deal with an apartment in an older apartment building in Ljubljana. In accordance with the requirements and recommendations of universal design, we assessed whether the apartment under consideration is suitable for elderly people suffering from dementia and using various mobility aids. The contribution of this thesis is in the design and BIMmodel of adapted housing, which supports the functioning of the person with dementia and maintaining his/her habits and routine. The task is multidisciplinary and includes aspects of construction, environmental health and occupational therapy. The methodology shall include i.) an overview of the problems of an ageing population and the care of patients with dementia; ii.) selection of housing for further consideration; iii.) creation of a BIM actual situation model in ArchiCAD; iv.) creation of assessment boards with requirements and recommendations (access to the building, communication and premises in the apartment); v.) comparing the factual situation with the requirements and recommendations and suggestions for improvements; vi.) creation of a BIM-model of adapted housing for all stages of life. The solution is designed not only according to the criteria of legislation in the field of building construction, but also according to the latest recommendations and findings of the profession. The approach used can also be transferred to other living and working environments of other purposes.
