In my bachelor's thesis, I explored the market for building plots in the Municipality of Velenje for the year 2022, with a special emphasis on various developmental stages. Using the software application Trgoskop, I gathered data on transactions that met specific criteria, such as real estate parcels without building sections and the exclusion of agricultural and forest lands. During this period 48 transactions were recorded, which were meticulously analyzed and categorized based on developmental stages using the PISO application, aided by the Spatial Planning Office of the Municipality of Velenje. The price analysis revealed that higher developmental stages do not necessarily indicate a greater market value, underscoring the fact that developmental stages alone are not a sufficient indicator for land valuation. The findings of this research serve as a foundation for future studies and emphasize the necessity for a deeper understanding of the factors determining land value.
