Abstract
Diplomska naloga analizira vpliv epidemije covid-19 na trg nepremičnin v Sloveniji. Podrobneje je predstavljen trg stanovanjskih in poslovnih nepremičnin ter trg zemljišč za gradnjo stavb. Analizirani so vplivi epidemije na povpraševanje, ponudbo, cene ter število prodanih nepremičnin. Podatki kažejo, da se je največja sprememba zgodila pri številu prodanih nepremičnin, kjer je bil padec prodaj največji v letu 2020. Na trgu poslovnih nepremičnin je prišlo do večjega padca prodaj kot na trgu stanovanjskih nepremičnin, prav tako pa se obseg trgovanja s poslovnimi nepremičninami, v nasprotju s stanovanjskimi nepremičninami, še ni vrnil na predkoronsko raven. V letu 2021 se je povečalo povpraševanje po zemljiščih za gradnjo stavb, kar kaže na začetek pospešene gradnje nepremičnin. Visoka rast cen nepremičnin, ki jo lahko opazimo v zadnjih letih, se zaradi epidemije ni ustavila, ampak le nekoliko upočasnila. Močno rast cen je še posebej opaziti v letu 2021. V prihodnosti pa bi se lahko rast cen ustavila, saj bi na zmanjšanje povpraševanja po nepremičninah vplivale višje obrestne mere, po drugi stani pa se zaradi gradbene ekspanzije pričakuje povečanje na strani ponudbe.

Title:The impact of the covid-19 epidemic on the real estate market in Slovenia
Abstract:
The thesis analyzes the impact of the covid-19 epidemic on the real estate market in Slovenia. The residential and commercial real estate market and the land market for building construction are presented in more detail. The effects of the epidemic on demand, supply, prices and the number of properties sold are analyzed. The data show that the biggest change occurred in the number of properties sold, where the drop in sales was the largest in 2020. The commercial real estate market experienced a greater drop in sales than the residential real estate market, and the volume of trading in commercial real estate, in contrast to residential real estate, has not yet returned to the pre-coronavirus level. In 2021, the demand for land for the construction of buildings increased, which indicates the beginning of accelerated construction of real estate. The high growth of real estate prices, which has been observed in recent years, has not stopped due to the epidemic, but only slowed down a little. Strong price growth is particularly noticeable in 2021. In the future, however, price growth could stop, as the decrease in demand for real estate would result from higher interest rates, while an increase is expected on the supply side due to construction expansion.
