The diploma thesis analyses the maintenance procedures for multi apartment buildings. Optimization of
maintenance procedure is proposed on this basis for two multi dwelling buildings, each consisting of 40
flats, in the Radovljica area. Relevant legislation that a building manager must consider in the procedures
is first reviewed along with a case study presentation. Operating costs of the building can be optimized
with appropriate manager's approach and maintenance. Therefore, accurate planning is of essential
importance. We tried to improve the living conditions in both buildings, optimize the heating costs,
increase their market value and also contribute to the aesthetic appearance of the building.
The procedure included maintenance and energy rehabilitation of the buildings. The owners were
acquainted with the procedure in advance. Heating costs are significant for most of the households. In
order to improve the energy performance of the buildings, energy consumption for heating had been
measured in previous seasons. Building manager's approach to procedure depends mostly on how tough
it is to prepare the documentation required, technical requirements and the time needed. As a
consequence, they hardly ever decide to carry out comprehensive energy rehabilitation of the building
under concern. Therefore, the thesis focuses to the development of computer software that would enable
to shorten the time of the necessary procedures, however it would not influence the quality of executed
works. The software pilots the building manager through the energy rehabilitation of a building
considering all documentation and calculations required in the procedure.
