In the diploma thesis we analyzed the prices of apartment, houses and uninhabited building land in local communities near the municipality Ljubljana. From Trgoskop we obtained data for year 2017, which were purified according to selected criteria. Depending on the location, we divided the apartment and houses into an area within the municipal center and an area outside the municipal center. Each area was then divided into two parts according to the net floor area. We divided the unoccupied building land only according to the size of the land, regardless of where it is located. For all real estate we calculated basic statistics and conducted a comparative analysis. In the following, we focused on the sale of apartments, because most of the properties were sold in the municipalities concerned. The average selling price of apartment per unit by individual value zones was compared with the generalized market value of the reference apartment, which is defined in the models of mass valuation of real estate. A detailed analysis of the difference was made only in the municipalities where the differences were greatest. We found that the differences in the majority of municipalities, between the value of the reference apartment per unit and the arithmetic mean of unit prices for the analyzed sales of apartments, are relatively high.
